I believe it is crucial for the buyer to attend the home inspection whenever possible. Here's how I look at it. Most people wouldn't consider purchasing a car without taking it for a test drive first! And, if it is a used car, you would probably want a mechanic to give it a going over before making a final decision. A home inspection is similar to a test drive or a mechanic's review, but on a larger scale. More than likely, buying a home is the most expensive single purchase you will ever make, so it's important to get as much information as possible before you finalize the deal.
Every house, whether new or old, contains features and flaws - some more than others. I treat every inspection as an opportunity to educate the buyer about their investment by critically reviewing the home, as well as teaching them about it. This may include operational and home maintenance tips such as demonstrating how to turn the heating system on and off, or showing where the air filter is, and explaining why it must be changed regularly.
So, attend the house inspection, ask questions, learn as much as possible. It's the most important information that will help you decide if this is the right home for you.
